    Hey Jerry, I agree with raising costs. Live in the Myrtle Beach area. Seen my monthly expenses track up, especially since the pandemic. From taxes, insurance, and even Terminix services 😒

    WRONG! Assuming home values increase proportionally across all properties in an area, higher home values DO NOT increase property tax!!! What drives increased property taxes are exploding MUNICIPAL BUDGETS!!! Municipalities take the voter-approved budget and assessed home values, then set the Mil Rate (cost per thousand of value) to make the budget happen. In other words, your positive vote on the budget will CAUSE your property taxes to go up!

    When looking to finance a mobile home or modular house look to your credit union first. I agree, your first choice is to own the land under your home. In my area, there is a minimum square footage you need to meet to pass code. It is set higher than what you can obtain in a single wide home. Like he says, know your costs to obtain sewer and water before you buy the property. Have your home in stalled on a perimeter foundation. It costs more but is well worth it. Take the upgraded electrical package if it is offered. I had my house retrofitted to a 200 amp service at the cost of $2200. I needed it because I added a barn to the property. Become an expert on local codes. I wanted to add a porch to the front of my house, only to discover the original owner had the house set as close to both the south property line and the center of the road as was legal at the time. I had to pull a variance that cost $600 above the cost of the building permit. That all said, my $68K purchase has increased in value to more than $200K in less than 13 years.

    I drive a 2006 Jetta, retired at 60. I'm as fit as most 40 year olds and have outperformed the chart presented here by a factor of 2.5. Living modestly and aggressively investing in 401K and 2 rental properties for the write offs while I was earning a paycheck is what made it all possible. I've literally been recovering from the stress for 8 months now but am finally eating and sleeping the way I know I need to. I feel like a Gladiator that looked up one day and realized I've survived the games so long that Caesar granted me my freedom. Life is hard squared, avoid complications that don't yield a good, positive % while you're working. That especially goes for your personal life.

    What means blindsided? We bought a new house here two years ago, and we did our due diligence before that. People claiming to be surprised after moving here … there is something called the internet where you get all information to make a decision to buy a house in FL or not.

    We moved to Lakewood Ranch a bit less than two years ago, have a new house here built for hurricane level 5. We were right in the middle of Ian and had no problems but some water in the attic caused by vents not 100% blocking the water. This is fixed now. We love it here, no plans to move again. Every state has pros and cons (we moved here from CA).

    The good things about Florida are 1) Property taxes increases are limited to no more than 2% a year if you're a Florida resident, and 2) There are so many bugs down here that you know you're never going to get rid of them all, so why bother calling the Pest Control guy? Buy Malathion at the hardware store, mix it with water in a two-gallon jug, and spray any area inside or outside the house with bugs crawling around it that day. I woke up one night to find an animal the size of my fist crawling around next to my bed. I thought it was a giant cockroach, but it turned out to be a crayfish that had wandered in from the lake. Alligators climb the fences too. A neighbor said she chased one out of her office with a broom the other day.

    basing property taxes on sales price of a home is ridiculous. All property taxes should be assessed by comparison to like homes, sizes and neighborhoods. You cant have a recently purchased house next door to the same exact house paying double the taxes. why should one home pay more school taxes than their neighbor by double? What does the house size or property have to do with school taxes? Florida does this and its outrageous! If they keep this trend up they are asking for appeals to skyrocket and maybe even suits.

      The feeling is that if you buy a home for X amount of money and five years later it has appreciated 3x, that you should not be taxed out of your home by having your taxes tripled during those years. Because if property taxes revalued every year according to property values, you'd have years when rising taxes forced people to sell, and other years when property values plummet and the tax revenue would fall precipitously, bankrupting the local governments. It's more stable for the homeowner and taxing authority to revalue the home when a new owner acquires it, then limit the property tax increase to 2% after that until the property changes hands again.

      @@alansewell7810 its about fairness of the taxes. In Fl they dont give you the new assessment till the 2nd year. so you get hit hard not realizing that is going to happen. Also i was in a county in PA early 2000s where the did tax at the sale price and it went on for years especially with new construction and the taxeswere triple the older homes. the county was eeventually sued and had to invest tons $$$ to re-assess to whole county and it evened things up. its an unfair system...

      ​@@JK-ld8cdFlorida taxes are not hitting in the second year. Florida property taxes are RETROACTIVE therefore paid for the year before, so while it may seem like the second year, you are really paying last years taxes,

    If you're in Tampa Bay, DON'T USE Pest Bear!! Go with a family owned and operated company. Before I had to move to my mom's house, I didn't use pest control at all! If you don't want roaches don't feed them! Many do it yourself and homemade things that work very well!

    CFD "community facilities district tax. Talk about that. The HOA addendum says "this is generally considered an assessment lien on the premises". What does this mean in practical terms? Do you not get the title? Please talk about this.

      I called five realtors to list my home. People said I should and I thought it sounded like a waste of time. But boy were my eyes opened when I started to see the diverse spectrums of motivations and ethical frameworks that realtors can have!     Horry county is being inundated with transplants. Can’t open your eyes without seeing giant new subdivisions everywhere. The bad part is we don’t have the infrastructure to handle it. Not enough hospitals, fire/ems/police and the roads are beyond crowded. 501 is a parking lot 12 hours a day.

    I have always felt the cost of living there was too high with low mostly paying jobs in the service industry. I have never done more than gas up, eat some place cheap and continue driving on. The smog, utility cost, traffic, crime, drugs and large populations of lower middle class bums was enough reason to avoid the place. I prefer to live in moderate climates with less poverty abounding. Ghetto life ain't for me. I also don't like snobs from the big city dropping in to crash the place on the weekends. Extremely hard undrinkable water leads to kidney stones.

    Debt free is the way to go. Fancy cars means nothing. I never realized how much being good with my two hands was worth. 54 Retired debt free Brand new ( small ) house Just the thought of having loans make me want to puke.

    I'm over the line for my 55-plus rental, and when I come home I am cordial with everyone but commune with no one. I do like how quiet everything is here, and so far it seems no one hassles anyone. That's all I want and nothing more. I care for the elderly professionally and spend long hours extending myself physically and emotionally. There is really nothing left in the tank after work. Maybe when or if I retire and socializing with the elderly is an option to consider filling my leisure time with rather than something infringing on my less than few hours left in the day before it's time to get to bed, I'll be more open to doing what now just feels like a continuation of the job, but unpaid. For now, talking with the neighbors just feels like insisting I work even more at the end of a long day without punching in.
